Getting the Atlantic County list

New Jersey publishes no surplus list: the Atlantic County Sheriff's Office deposits any sale surplus with the Superior Court Trust Fund Unit (Superior Court Clerk's Office, P.O. Box 971, Trenton NJ 08625; 609-421-6100; SCCOTrustFund.mailbox@njcourts.gov), usually within about two months of the sale. Ask the sheriff (it has the sale price) or the Trust Fund Unit whether a sale left surplus; owners claim it by motion to the Superior Court.

Who holds the money
The county sheriff deposits surplus with the Clerk of the Superior Court; it sits in the Superior Court Trust Fund (Superior Court Clerk's Office, Richard J. Hughes Justice Complex, P.O. Box 971, Trenton NJ 08625; 609-421-6100; SCCOTrustFund.mailbox@njcourts.gov). Camden County's sheriff says funds reach the Trust Fund Unit up to about two months after the sale.

How owners claim
Motion to the Superior Court for an order directing withdrawal of the surplus under R. 4:64-3 and R. 4:64-9 (N.J.S. 2A:50-37). The order must state the dollar amount, interest share and payee, and is sent to the Trust Fund Unit with a W-9 (individual payees). Corporate claimants must use an attorney (R. 1:21-1(c)). For tax-certificate foreclosures under P.L.2024, c.39, this motion is the only way to claim surplus, and the certificate holder has a first lien of 10% of the surplus, capped at $5,000 (N.J.S.A. 54:5-98.1). — deadline: No fixed claim deadline, but the money escheats to Unclaimed Property after 10 years of inactivity. For tax foreclosures, the owner must demand a sheriff's sale or auction in writing before final judgment, or there is no surplus to claim.
Agent / finder fee cap
N.J.S.A. 2A:61B-1 regulates agreements to locate or recover foreclosure surplus; its text could not be fetched (all statute mirrors block access). In 2015 the NJ Division of Consumer Affairs settled Consumer Fraud Act cases against four surplus-finder businesses. Alleged violations included fees over 35%, contracts that didn't state the owner's share, false urgency ('funds will be lost') and implying a court affiliation. verify
